We are a newly founded, locally owned, Dunedin property management business, specialising in premium residential property throughout Dunedin and its surrounding towns. We pride ourselves on our ability to form trusting, long term relationships with all stakeholders, and believe this is a key contributor to growing the value of your investment.
Regardless of the type of property you own or live in, good management comes down to transparent communication between manager and owner. At DPM, we feel this sets us apart from our competitors, as we constantly strive to be the best communicators in the game.
On the rare occasions that a landlord/tenant relationship becomes strained, you can be rest assured that we will be there to provide and support, and ensure an equitable solution to the issue at hand for all parties.
Thankfully major issues do not occur that often, and we believe that this may well be due to the 'way' in which we manage properties and tenancies.
We undertake regular property visits whilst the tenancy is ongoing with the first inspection being carried out at 8 weeks. This means that we often pick up on potential issues before they amount to something more serious, and it also helps to build relationships with tenants. Having a good relationship with the tenant, and with you, our client, helps us in being able to rectify any problems with the minimum amount of fuss and upset. We are continually advising owners on how they can best attract and retain great long term tenants.
Our team are industry trained and have a comprehensive knowledge of the Residential Tenancies Act. We advise on current landlord responsibilities and any updates to the Act. We have a strong focus on Health and Safety standards and have been insulating properties and installing robust long life smoke detectors prior to the legislation requiring these upgrades. We believe this is money well spent and will protect both your property and its tenants in the long run.
We operate an audited trust account, with all rent monies being held on this account to ensure transparency and security of Owner funds. Owners have full access to their own portal within Re–Leased (our cloud based PM software). Owners can access documents whenever they need them, in particular owner statements, maintenance invoices, current tenancy agreements, inspection reports and ad-hoc investment analysis.
